This two story medical office building was completed in the fall of 2006. To allow for flexibility in addressing the market demand, the 24,000 square foot building was designed to be built in two twelve thousand square foot phases. Owned by a group of investors and designed as a lease property, careful consideration was given to rental vs. usable area ratio. An r/u ratio of 1.06 was achieved for maximum efficiency without neglecting amenities and desirable common areas in that market.
The structural systems, window spacing, mechanical systems and parking configuration of the Mediterranean style building were designed to accommodate planning modules which are prevalent in the organization of medical offices.
The building is occupied by a cardiology practice, laboratory, sleep lab, and pediatric healthcare.
