The Goodwill Corkscrew project in Estero is a new facility for a client with corporate standards modelling. GMA worked closely with the owner team as we have on many such projects with this client. The Corkscrew location within Estero Town Commons presented some unique considerations, with a nationwide home improvement tenant anchoring the development. This entity was formative in developing the ownership and continuing business model of the Goodwill property while having no design input, making the contract process somewhat unique.
The design of the building follows a Coastal pattern, with bump out corners anchoring the façade and having painted stucco cladding overall. A hipped portico over the main entrance straddles the parapet providing both transition and shading for the storefront. A porte cochere on one side of the building protects a drive through drop off area, and both roof structures are terra cotta barrel tile. Twin loading docks shielded from view by vinyl plank fencing provides freight management. Several blind windows punctuate the shell, allowing predictable control over interior lighting. The interior shows polished concrete floor throughout, with painted gypsum and fiberglass reinforced paneled walls in high traffic areas. The ceiling is painted exposed structure, with high velocity concentric diffusers distributing conditioned air without the need for traditional ductwork. Through a well-developed interior finish plan with coordinating signage and merchandising, second market feels like discount retail.
