Seascape condos public spaces were severely damaged during Hurricane Ian and required complete renovation of the offices, public space breezeway, restrooms and individual unit storage lockers located on the entry level of the main building. A site storage room was also replaced, which was located below a second condominium building.
Aluminum storefront facing the shore and along one side of the breezeway encloses the management office and a common room. The stucco breezeway, partially enclosed at the seaward end, had the entire deck tiled and ceiling replaced with a vinyl composite plank system. Several vertical chases for conduit and plumbing were re-cased in stucco, some with removable maintenance panels. The bathrooms were completely renovated with new ceilings, partitions, plumbing fixtures, lighting and newly tiled floors and walls.
Special care was needed in selecting lighting fixtures for the breezeway to maintain acceptable light frequencies and directivity required by wildlife authorities. A close relationship with the board and onsite condo representatives, as well as precise Construction Contract Administration services with the General Contractor resulted in a successful and harmonious end to the devastating loss suffered during the storm. Further improvements on the site including a new swimming pool and deck, storage buildings, shade structures and recreation areas are moving into the permitting phase for completion in 2026/7.
